Laundromats are a staple urban service. As we get busier, the ability to wash and dry a week’s worth of washing in less than an hour while having a coffee is increasingly attractive.
As laundromats’ location and accessibility are critical, Proactive Property Group was engaged to source a site, negotiate the lease, and manage the design, consenting and fit-out process of the New Windsor laundromat.
Marcus and Proactive Property Group engaged with the client to develop a comprehensive site brief for its ideal suburban location.
The next step in the process was for Marcus to commence his site search for the right site that ticked all the boxes. After his market scan identified several potential sites, he qualified them, shortlisted them, and then presented them to the client for review and signoff on.
Marcus then negotiated market leading commercial terms for the lease. The lease negotiations not only addressed the future rental and opex costs during the term of the lease, but also recovered costs from the landlord for proposed base building upgrades, and eliminated the holding costs while Marcus obtained consents and undertook the fit-out.
As well as sourcing the right site and negotiating the commercial terms, the client also wanted the build done too.
For this part, Proactive Property Group managed the design process, obtained building consent, procured contractors, and project managed the contractors to deliver a trendy and practical fit-out of the laundromat.
The Client Outcome:
The client now has a well located, modern, purpose-built laundromat facility in a refurbished premises with:
- A base build which was 40% cheaper than other competitive quotes
- A 4-month cost-free fit-out period
- A 6-month rent-free period once the laundromat opened
- A lease with structured rental increases to minimise increased occupation costs
- A lease with no personal guarantees
The client has now engaged Proactive Property Group to source and build its next laundromat.
